Every neighborhood has its own set of characteristics and amenities. We take great joy in playing our part in the building of these communities. Our involvement predominately happens during the planning and development stage, but we know the real stories begin once construction is complete and residents enjoy life inside their new community.
Our Project Focus blog series is where we shine a spotlight on projects we are fortunate enough to play a role in. It is rewarding to see a large-scale development such as Baker Ranch near completion. Other times, the anticipation of an upcoming community is what captures our attention, as is the case of Serrano Summit.
Located in the heart of Orange County, this new master-planned development will offer residents a picturesque community to call home. Convenient to top school districts and major area employers, the master-planned community in Lake Forest will serve as a quiet retreat at the end of a busy day and a year-round playground for young families.

serrano by the numbers
Originally owned by the Irvine Ranch Water District (IRWD), the property has been subdivided into three main components. The City of Lake Forest will use 13 acres for the construction of a new Civic Center, and 27 acres are retained by the IRWD. Lennar Homes will develop the remaining 60 acres with more than 500 residential units. Construction of the homes is expected to begin later this year with completion in 2022.

affordability meets livability
As southern California faces an unprecedented housing crisis, low inventory and high demand will continue to drive up housing prices. Homebuilding powerhouse Lennar has begun the construction planning process, with the first Serrano Summit homes scheduled for completion in 2019. Future homebuyers can look forward to relative affordability with some attached homes starting in the high $500,000s. Unlike some suburban areas far removed from major commercial areas, Serrano Summit sits between Irvine, Laguna Hills, and Mission Viejo. With easy access to these developed communities along with the amenities available within Serrano Summit and the immediate surrounding Lake Forest community, residents have convenient access to all they need in their day-to-day lives.
Just miles from Laguna Beach and surrounded by Trabuco Canyon, Limestone Canyon Regional Park, and Whiting Ranch Nature Park, beach days and spectacular hiking are just minutes away. Inside the community itself, residents will enjoy access to two neighborhood parks, a nature park, and miles of walking trails. A recreation center will feature a junior Olympic-sized swimming pool and children’s adventure zone complete with splash pad and turf play area.
Serrano Summit residents will enjoy exclusive access to an outdoor kitchen and BBQ area along with a community clubhouse complete with conference room, kitchen, multi-purpose room, and gym. Lake Forest’s Civic Center is officially under construction with a 2019 anticipated opening. The campus is designed to serve as a central community hub and
will include a senior center, community center, performing arts center, and city hall. Serrano Summit residents will be fortunate to access these amenities in their backyard and will appreciate convenient access to surrounding communities.
