Planning Area 22 (the “Site”, “Subject Property” or “Project”) is a three-acre infill site within the highly desirable Colonies at San Antonio mixed-use master plan, which is located along the 210 corridor within the supply-constrained City of Upland, California. The Project has specific plan level entitlements that allow a builder to custom design a site plan, featuring either attached or detached “courtyard” product up to 24 dwelling units per acre. The Site is currently in an unimproved condition, with minimal grading completed, and utilities stubbed to the property line.
Planning Area 22 is perched above the expansive open space at the heart of the Colonies master plan, providing undisturbed vantage points of the passive recreational area and community trail system, as well as dramatic views of the snow-capped peaks of the San Gabriel Mountains. The Project connects to the highly amenitized master plan via a network of landscaped pedestrian walking paths, bike paths, and roadways. Residents are just steps away from the Colonies Crossroads retail power center, which features nationally recognized tenants such as a Haggen’s Grocery, Target, Kohl’s, LA Fitness, Home Depot, Nordstrom Rack, as well a variety of popular dining alternatives.
