DEAL PENDING | Paradise Knolls (“Project”) is an active golf course that has recently been approved as an ‘equestrian friendly’ master planned community on 107± gross acres adjacent to the Santa Ana River. Ideally situated in the heart of Jurupa Valley, the Project is less than 3 miles east of Interstate 15, at the southwest corner of Limonite Avenue and Downey Street, and bordered to the south by acres of open space along the Santa Ana River. Residents will have direct access to the Santa Ana River via an 18-acre community green belt that runs along the entire southern boundary of the Project.
Paradise Knolls consists in total of approximately 107 acres, and has an approved Specific Plan, EIR, General Plan Amendment, approved Tentative Tract Map No. 36823 for 107 (6,000 SF min.) single family homes, and an approved Financing Map on all Planning Areas within the project. In addition to approved TTM 36823 (24.63 acres), the project will include the following other planning areas: PA 2 | 10.4 acres of multifamily (up to 289 lots); PA 3 | 2.2 acres of retail/commercial (approximately 30,000 SF); PA 4 | 4.4 acres of low density residential (20,000 SF lots); PA 5 | 34.6 acres of medium density residential (up to 248 units); and PA 6 | 18.2 acres of open space. It is estimated that interior streets will account for approximately 15.9 acres.
