Located adjacent to Loma Linda University Medical Center and immediately east of Interstate 215, Alderwood consists of 505 residential units, an 11-acre active park, recreation center, walking trails, and over 34 acres of open space. Exclusively represented a master developer and private equity provider in the implementation of a guest builder program that provided for the delivery of improved lots within five neighborhoods to merchant homebuilders. Multiple transactions were structured to provide the master developer with the ability to utilize option deposits, and other builder sponsored financing mechanisms to balance between minimizing peak capital and maximizing finished lot value.
